General Information
The individual plans and designs contained on www.flatfishislanddesigns.com and on any printed material associated with Flatfish Island Designs are copyrighted, and as such, the plans, renderings, and designs are the express property of Flatfish Island Designs LLC.
The purchase of a Study Set will provide you with one (1) set of drawings labeled 'Not For Construction' that provides adequate information to obtain preliminary pricing from a builder at a low initial cost. This set does not allow the buyer to construct the home based on the design illustrated in the documents. The drawing set includes floor plans, exterior elevations, a wall section and basic electrical fixture plan, and illustrates primary exterior materials.
If you plan to build one of the designs shown on this website, you must purchase the construction plans from Flatfish Island Designs LLC. The purchase of the construction plans includes a copyright release and a license to use the documents to build one home. This is an exclusive license that may not be resold or reproduced without permission of Flatfish Island Designs LLC.
Revisions
The design team at Flatfish Island Designs LLC is happy to assist those who would like to make modifications to plans found on the website prior to issuing a set of documents. As a general rule, revisions that do not affect the exterior walls or structure of the home will be completed faster and be less expensive than those that do. Prior to making any modifications, the Client will submit a list of the requested changes by email to Flatfish Island Designs. A designer will evaluate this list and provide an estimate of the time involved to make the requested revisions. Upon approval of the estimate, Flatfish Island Designs will make the requested revisions and send electronic versions (watermarked pdf drawings) of the revised drawings to the Client for review. Upon approval of the revised drawings and receipt of final payment, Flatfish Island Designs will send out paper copies of the purchased drawings.

Payment
Payment by cash, check, or credit card is required prior to shipping of study sets, construction sets, or reproducible master. All purchases are non-refundable.
Additional Information Required for Construction
In order to construct any design found on the Flatfish Island Designs website, the purchaser is required to engage the services of a qualified design professional (architect and/or engineer) to evaluate the design for compliance with the selected construction location, including conformance to governing codes and ordinances. Further, the Client’s subsequent design professional shall develop structural foundation drawings that are consistent with the soil conditions of the building location.
Study Set
A 'Study Set' is one (1) set of drawings labeled 'Not For Construction' that provides the buyer with adequate information to obtain preliminary pricing from a builder at a low initial cost. This set does not allow the buyer to construct the home based on the design illustrated in the documents. The drawing set includes floor plans, exterior elevations, a wall section, a basic electrical fixture plan, and illustrates primary exterior materials.
Reproducible Master
A Reproducible Master one (1) set of 24” x 36” vellum prints. The buyer may make copies as needed. The purchase includes an exclusive license to construct one home, subject to the restrictions outlined on the flatfishislanddesigns.com website and on the documents.
Electronic Files
When the Electronic Files of a particular home are ordered, the buyer will receive a disc containing either pdf or DWG files. The purchase includes an exclusive license to construct one home, subject to the restrictions outlined on the flatfishislanddesigns.com website and on the documents.
Additional Sets
Additional drawing sets are available for an added fee. 24” x 36” sets, which typically illustrate the floor plans and elevations at a scale of ¼” = 1’-0” are available for $95 per set. 12”x18” sets, which typically illustrate the floor plans and elevations at 1/8” = 1’-0” scale, are available for $75 per set.
