ABOUT MAKING MODIFICATIONS
Can I modify one of your home plans?
Yes. We offer services for both minor modifications and significant revisions. Minor modifications are relatively easy, and require non-invasive changes. Significant revisions require more time. After speaking with one of our Flatfish designers, we can help you determine whether the changes you would like to make to one of our home plans are minor or significant.
What is a minor modification?
Minor modifications are defined as those that do not alter the structural concept of the home, and include the following:
- Reorganization of interior, non-load bearing walls
- Kitchen planning
- Revision to exterior materials
- Reversing plans
How much do minor modifications cost?
Minor modifications that can be completed by one of our designers are charged at an hourly rate of $100 /hr. Any changes that need to be completed by lead design Principal, Jim Henshaw, will be billed at the rate of $200/hr. We will provide you with an estimate of the hours required to make requested changes prior to performing the work. What constitutes a significant revision?
Significant revisions include the following:
- Adding rooms
- Stretching or shrinking the building "footprint"
- Adding stairs or elevators
- Elevating homes or altering ceiling heights
- Rearrangement of load bearing walls
- Extending porches
How much do significant revisions cost?
Significant revisions can often cost more than the plans? By moving a wall in one area we will need to revise the foundation plan, the walls on a lower or upper floor, the roof plan and the exterior elevations, just as an example. The costs to provide significant revisions can be as low as $1,000 or as high as $20,000 depending on what revisions need to be made. If the costs appear to be too high or the revisions too invasive then we might suggest that you will be better serves with a custom home design. We offer custom design services through our sister company Sandlapper Design Group.
Why would I need Sandlapper Design Group?
Sandlapper Design Group is our "sister" company. As an architectural design firm, Sandlapper develops creative solutions for new home and renovations.
For projects that originate with plans from the Flatfish Island Designs online collection, Sandlapper can also offer the following services:
- Extensive redesign or alteration of a Flatfish home plan
- Providing additional documentation as required by particular jurisdictions or Design Review Boards
- Providing an "architect's stamp" where required (SC only)
- Design Review Board presentations
- Custom Design Services
Can I set up a meeting to talk about my revisions?
We will gladly schedule a conference call or an in-house meeting to discuss your needs. These initial consolations are invoiced at $150 per hour, payable at the time of the consultation. This fee will be deducted from the cost of a Flatfish construction set if purchased within 30 days of the initial meeting, or from the total proposed fee of a custom home through Sandlapper Design Group if contract is executed within 30 days.
